Want to sell your home quickly? Get on the information highway. Provide prospective buyers with all the detailed data they need to make your home their first choice.

You can influence the desirability of your home by first doing your homework. Provide your agent with accurate and detailed facts about your home. Include floor plans, construction specifications, utility bills for the past year, and details about improvements completed on the home.

Another approach to providing buyers with reasons to choose your home is by improving visual appeal. Provide photos of your home in other seasons. If you are selling in the dead of winter, they will appreciate seeing the bright blossoms that bring color to the garden every spring. Have squirrels & moose? Include a few snapshots to reinforce the tranquility of your location.

Remember that buyer's comparison shop. Often they do not receive sufficient data on other competing homes to make a buying decision. When listing a property I ask the seller to give us information so that we can produce "Fact Packages" for buyers. These packages will include the information a potential buyer will need.
